Baldwin County is a relatively inexpensive area to live particularly as far as property taxes are concerned. Here is the breakdown: 

PROPERTY TAXES 

Baldwin County Taxes for your personal residence can be figured using a 3 part calculation. 

1) First you multiply the Fair Market Value by 10% to arrive at your Assessed Value. Using a $250,000 home, the calculation would be $250,000 x 10%= $25,000

2) Next you would multiply the Assessed Value by the appropriate Millage rate. Using the Baldwin County Millage of 27.5 mills the calculation would be $25,000 x .0275= $687.50 which would give your Gross Propery Tax

3) And lastly you would deduct your Homestead Deduction $687.50 - $44.00= $643.50 to leave you with your annual Net Property Tax

- For land, lots or investment properties the assessed value would be figured using 20% instead of 10% and there would be no Homestead Deduction. 

- The total of State, County and School taxes for Baldwin County is 27.5 Mills. Some communities have additional property taxes. These areas total Millage are as follows: 

 

Bay Minette       40.0        Foley                   32.5        Robertsdale      32.5

Daphne              42.5       Gulf Shores         32.5        Silverhill             37.5

Elberta               32.5        Loxley                  33.5       Summerdale      32.5

Fairhope            42.5        Orange Beach    31.5       Spanish Fort      27.5

Conduct a thorough check for any safety hazards when you are getting your house ready to put on the market. You may be accustomed to the worn tread on the stairs, toys in the hallway, or closets that deposit their contents at your feet when the door is opened, but strangers won't be as intuitive as you are. They will be vulnerable to those little "hazards" as they walk through your home, turning on the faucets, opening closet doors, and going up and down the stairs.

The stairs are a good place to begin your safety check. Could someone tall accidentally bang their head on a beam, pipe or the ceiling as they go up or down? Is the carpeting on the stairs securely fastened? An area rug should have a non-slip mat underneath.

Safety is important because someone who is injured in your home could sue you for damages. This doesn't happen often, but if it does, it can be extremely unpleasant. "Better safe than sorry" applies to homes as well--especially when they are for sale and open to visits from potential buyers.
