Congratulations to Austal USA for the announcement of the second phase of the $1.6 billion contract to build up to 10 high-speed transport ships for the U.S. military. Mobile and Baldwin County are proud of Austal's accomplishments and we welcome to our area all of the new workers and employees of Austal. The ThyssenKrupp steel plant in Mobile County is officially up and running and will be at full strength by the end of the year 2700 new jobs and thousands more indirectly created. All of this business growth will have a positive influence on our local economy and our real estate market. Smithsonian.com recently had a wonderful article about Fairhope.
In a recent issue of Southern Living Magazine, the annual Reader's Choice awards rated Fairhope as the second best small town in the South. They also rated the Gulf Shores/Orange Beach area as the 3rd best beach destination and famous Bellingrath Gardens as the 2nd best public garden. Marriott's Grand Hotel in Point Clear was the 4th rated hotel resort and the Gulf Shores Shrimp Festival was voted number 7 in best festivals and fairs. Here is the Southern Living Article.

Real Estate Contracts >Signed Sealed and Delivered
Most people assume that when a real estate deed is signed, it is effective. However, there is one more essential part of the process. Even if a deed is properly executed, it is not effective until it has been delivered to and accepted by the buyer. This can sometimes create bizarre results. Here is an example.
An elderly man properly signed, sealed and acknowledged a deed to his nephew and placed it in an old tin box in his room, where it was discovered shortly after he died. The nephew lost a contest with other heirs over the property because the deed was not delivered, and therefore, was not effective at the time of the old man's death.
Until the deed is delivered, the title remains with the seller, who could change his mind at any time and destroy the deed. But once the deed has been properly delivered and accepted, the title passes and cannot be revoked. Thus the old, old saying: signed, sealed (and notarized) -- and delivered.
